Which rental rules apply to the actual Miami property?
The rental rules that matter depend on the property's municipality and land-use status, so identify the governing authority before using short-term rental revenue in a financing model. A Miami mailing address is not enough. Rules for unincorporated Miami-Dade County should not be presented as a blanket rule for every city in the county.
The county's short-term vacation-rental guidance explicitly directs properties within municipalities to contact their municipal government. For the unincorporated areas covered by its ordinance, it describes an annual Certificate of Use and inspection before listing or advertising.
The same page contains a responsible-party residency condition for specified land-use categories. That is not a general statement that every Miami-area investment rental requires its owner to live onsite. Identify the parcel's actual category and obtain an applicable interpretation before relying on the proposed use.
For a property in Miami Beach, the City of Miami or another municipality, establish that city's requirements separately. A booking-platform listing, a neighboring property's use or a seller's statement does not replace this check.

What income should you put in the financing worksheet?
Use the income method the proposed lender accepts and show the evidence supporting it, rather than selecting whichever rental estimate produces the highest coverage ratio. Separate long-term lease income from short-term projections. If eligibility or documentation is unresolved, show that uncertainty explicitly instead of treating projected revenue as an approved underwriting input.
A signed long-term lease, an appraisal rent schedule and short-term operating statements describe different things. Ask which documents the program accepts and how it treats concessions, vacancy, seasonal revenue and management expenses.
Build your own operating budget beside the lender's qualification calculation. A property may meet a program's ratio while producing little owner cash flow after costs excluded from that formula. Conversely, a property with a reasonable operating plan may not fit a lender's documentation requirements.
Consider a hypothetical condo. Assume the program divides accepted monthly rent by a payment that includes principal, interest, taxes, insurance and association dues. These are invented teaching inputs, not Miami market statistics or lender terms.

The rent never changes. The revised dues alone change the financing picture. A separate special assessment would also require a cash-flow and liquidity review; its treatment should be confirmed with the proposed lender rather than automatically inserted into the same ratio.
Why does the condominium association matter to a unit loan?
A condominium unit relies on a building and association that can create obligations beyond the unit's own mortgage, making association documents essential to a complete financing review. Request the current budget, dues, assessments and relevant building reports early. A strong rental estimate does not resolve a material building-condition or funding question.
The Florida Senate's published condominium statute describes structural integrity reserve studies and their relationship to reserve funding. For a particular building, obtain the actual study and association funding decisions, and confirm currently applicable requirements rather than relying on a statewide headline or generic deadline.
Ask for current assessment notices, meeting records discussing planned work, insurance information and the association's rental restrictions. Distinguish an approved assessment from a proposed expenditure, and identify who pays any outstanding amount under the purchase contract.
Do not label every condo with building work unfinanceable. The useful question is whether a particular program accepts the documented condition and obligations. A lender's answer about project eligibility is separate from its answer about the unit's income ratio.

Should you use the seller's taxes and insurance?
Use the seller's expenses as historical evidence, then verify the estimates applicable to your purchase, ownership and rental use before relying on them for financing. A previous owner's costs are not a promise about yours. Ask the lender to disclose which tax and insurance figures remain provisional in its quote.
The Miami-Dade Property Appraiser cautions buyers against assuming property taxes will remain unchanged after a purchase and directs them to its tax-estimation resources. A parcel-specific estimate is more useful than a metro-wide percentage.
For insurance, distinguish the association's coverage from the unit-owner policy and any other required coverage. Ask an insurance professional to review the intended rental use and the actual building. Do not translate a statewide insurance headline into a premium for your unit.
If a quote looks materially better because it uses lower expenses, ask the lender to reconcile them. A consistent comparison starts with consistent assumptions.
How is a condo request different from a Miami apartment-building request?
A condo-unit rental and an apartment building should be screened as different property and loan types, because their ownership structures, operating records and underwriting methods may differ materially. State the legal collateral clearly. Do not assume a program designed around a rental unit applies unchanged to a commercial multifamily building.
For an apartment building, the operating statement, rent roll, repairs and collection history may be central to the review. For a condo unit, the association's eligibility and obligations can introduce a separate layer of diligence. Neither request is adequately described by saying the property has good rent.

Can I qualify using Airbnb income? Only if the proposed use is permitted and the lender's program accepts the relevant income evidence. A listing or revenue forecast alone does not establish either condition.

Can a condo assessment affect financing even when rent is strong? Yes. It can affect cash required, liquidity or the lender's assessment of the building. Confirm the treatment in the actual program rather than assuming one formula covers every issue.
