Commercial real estate financing in the Washington metro
In Washington County the incentives that move a deal attach to named business parks rather than to municipalities, which makes site selection here an unusually legible decision. The county chamber’s site-location material names them one at a time: a Keystone Opportunity Zone at Alta Vista Business Park, five-year abatements on property improvements under Local Economic Revitalization Tax Assistance at California Technology Park, Donora Industrial Park, Starpointe Business Park and at Southpointe, and an Enterprise Zone at Donora Industrial Park. Washington itself is a city and the seat of Washington County, but the centre of gravity for commercial deal flow is Southpointe, an unincorporated place in Cecil Township near Canonsburg whose property the chamber lists as sold out.

Why does choosing a Washington County park decide the tax regime?
Washington County publishes the answer at the park level instead. The chamber’s site-location material names a Keystone Opportunity Zone at Alta Vista Business Park off the interstate, five-year abatements on property improvements under Local Economic Revitalization Tax Assistance at California Technology Park, Donora Industrial Park, Starpointe Business Park and Southpointe, and an Enterprise Zone at Donora Industrial Park. Two otherwise comparable buildings in two of those parks carry different tax schedules for reasons that have nothing to do with the buildings, and a lender sizing proceeds off net operating income is sizing off that difference directly.
One caution goes with it, and it is a genuine gap rather than a quibble. Every one of those incentives is drawn at the county or at the park, not at the City of Washington, and no city-level abatement, zone, tax increment district or land bank appears in the county’s published site-location material. A sponsor buying inside the city line should put that question to the city directly rather than assume a county program reaches the parcel. The county parks the chamber does name are Alta Vista, California Technology Park, Donora Industrial Park, Southpointe, Southpointe II, Speers Industrial Park and Starpointe, and the Redevelopment Authority of the County of Washington developed Southpointe in partnership with RIDC.
What does a sold-out Southpointe mean for a sponsor?
It means entry is by acquisition. The chamber lists Southpointe’s property as sold out, so the way into the submarket is buying a standing asset or waiting on the next phase and the planned Cool Valley Industrial Park across the interstate. Southpointe holds dozens of office buildings, including a large block of Class A corporate space in Southpointe II, along with two hotels, a conference centre, a health club, an ice rink and for-sale housing, and its tenant roster is energy-weighted and publicly traded — Range Resources, EQT Corporation, CONSOL Energy, Halliburton, Schlumberger, Weatherford International, Columbia Gas, Crown Castle, Ansys, Viatris and Centimark among the names. Range Resources renewed a large Southpointe II block on a ten-year term.
The city and the townships around it finance as different products. Cecil, North Strabane and Peters townships carry the suburban growth, and luxury garden apartments have been built at Southpointe Town Center in Cecil Township — a different lender conversation again from a downtown Washington mixed-use rehab. Hollywood Casino at The Meadows and Washington County Airport sit among the county’s other demand drivers, and the crossing interstates are the reason the parks were put where they were.
How does YieldStack actually place a loan?
You describe the deal once, in a 5-minute submit, and that single file is screened against 20,000+ loan programs. Most deals return 5–8 matches, with a median first offer in under an hour. There is $0 upfront; the fee is 0.50–1.00% and is paid only at closing.
YieldStack is a commercial mortgage brokerage, not a lender. We do not hold the capital and we do not decide your rate — we run the process that gets competing lenders to quote the same deal on the same terms, then help you read the offers side by side.
Frequently Asked Questions
Does a City of Washington parcel get the county park incentives?
Not automatically. The Keystone Opportunity Zone, the Enterprise Zone and the five-year improvement abatements the county chamber names are drawn at named business parks — Alta Vista, California Technology Park, Donora, Starpointe and Southpointe — rather than at the city. Put anything inside the city line to the City of Washington directly before it goes into a sources and uses.
How does a sponsor get into Southpointe?
By buying. The county chamber lists Southpointe’s property as sold out, so the routes in are acquisition of a standing asset or the next phase and the planned Cool Valley Industrial Park across the interstate. That pushes the submarket toward acquisition and refinance debt on leased office, hotel and apartment product rather than toward ground-up construction.
