What is this library for?

Everything here exists to answer one question a borrower or broker is holding while a deal is live: what does this term mean, what will a lender ask for next, and what do the numbers on this file have to look like to clear a credit box. The guides are written from files that went through the desk, and the glossary is the vocabulary a term sheet uses without explaining.

YieldStack is a commercial mortgage brokerage, not a lender. Nothing on these pages is a quote, an approval, or a rate you can hold a lender to. It is the reading a file needs before it goes out.

How should you use it?

Start with the guides if you are deciding how to structure a deal, and with the glossary if you are reading a document someone has already sent you. The rates page carries the benchmark indices lenders price against, and the free tools run the arithmetic — coverage, leverage, debt yield — on your own numbers before anyone else sees them.

Filing a deal is a 5-minute submit. It is Zero upfront to submit and to read the offers that come back, and the broker fee of 0.50–1.00% of the loan amount is owed only at closing. If a file is already live, the reading can wait — submit it and the desk will come back with the questions.

  • What is in the resources library?

    Guides on commercial real estate financing, a glossary of the terms a commercial file has to survive, an FAQ, the help center, benchmark rates, the free calculators, and the directory of loan types YieldStack places.

  • Do I need an account to read any of it?

    No. Every page in this library is public and ungated, including the five calculators. An account is only needed to submit a deal and read the offers that come back.

  • Are the rates on this site quotes?

    No. The rates page publishes the benchmark indices lenders price against, not an offer. Pricing on a specific deal comes from the lenders competing for it, in writing.

  • Where do the guides come from?

    They are written from live commercial files worked through the desk — what lenders asked for, where deals stalled, and what the documents actually said. Each one is dated and attributed on the blog.

  • Is YieldStack a lender?

    No. YieldStack is a commercial mortgage brokerage, not a lender. Every term sheet comes from a lender in the network and is subject to that lender's underwriting.

  • Does it cost anything to see terms?

    No. It costs Zero upfront to submit a deal and review offers; YieldStack's broker fee is 0.50–1.00% of the loan amount and is paid only at closing.

  • Is financing guaranteed?

    No. Every credit decision is made by the lender; YieldStack arranges the introductions and negotiates on the borrower's side, and no loan, rate, or closing is guaranteed.

  • Where does YieldStack operate?

    Nationwide. YieldStack arranges commercial real estate financing nationwide. Every deal is business-purpose commercial financing, and the broker fee is paid only at closing.
