How do you download or cite this month?

Every observation on this page is available as CSV (date, type, FRED series id, value, source) and as JSON with the month-end values and the publisher notices, both served from yieldstack.ai.

How to cite: <publisher and series>, observation dated <date>, as republished at yieldstack.ai/rates/2026-08.

For example: U.S. Treasury · 10 Yr par yield, observation dated 2026-08-31, as republished at yieldstack.ai/rates/2026-08.

Frozen on 2026-10-06: the files and this page are not updated if a publisher later revises a value.

Where do these numbers come from?

Each value was read from its publisher on 2026-10-06: the Treasury yields from the U.S. Department of the Treasury’s Daily Treasury Par Yield Curve Rates (the par real curve for five-year TIPS), SOFR, the SOFR averages and the Fed funds rates from the Federal Reserve Bank of New York’s reference-rate data, and Prime from FRED. The Source column names the publisher and series for every row.

Prime is the one series taken from FRED, the Federal Reserve Bank of St. Louis’s economic database, and is republished with attribution under FRED’s published terms of use (fred.stlouisfed.org/legal); YieldStack is not affiliated with the Federal Reserve System or the Federal Reserve Bank of St. Louis, which bears no responsibility for this republication.

Frequently Asked Questions

  • What does month-end mean on this page?

The last observation each publisher released for its series with a date inside August 2026 — usually the month’s last business day. Each value is shown with its own observation date, so a series whose last print came earlier in the month says so rather than borrowing a later date.

  • What does the change over the month measure?

The move, in basis points, from each series’ first observation in the month to its last, both of which are listed on this page. It is a subtraction of two dated observations, not an average, a trend or a model.

  • Will these values change?

No. August 2026 was read from its publishers on 2026-10-06 and is not fetched again. If a publisher later revises an observation, the live board at /rates may differ from this page, which keeps the value as it was published on the day it was frozen.

  • How should I cite a value from this page?

As <publisher and series>, observation dated <date>, as republished at yieldstack.ai/rates/2026-08 — for example, U.S. Treasury · 10 Yr par yield, observation dated 2026-08-31, as republished at yieldstack.ai/rates/2026-08. The Source column gives the publisher and series for every row.

  • What does YieldStack do?

YieldStack is a commercial mortgage brokerage. Every term sheet comes from a lender in the network and is subject to that lender's underwriting.

  • Does it cost anything to see terms?

No. It costs Zero upfront to submit a deal and review offers; YieldStack's broker fee is 0.50–1.00% of the loan amount and is paid only at closing.

  • Is financing guaranteed?

No. Every credit decision is made by the lender; YieldStack arranges the introductions and negotiates on the borrower's side, and no loan, rate, or closing is guaranteed.

  • Where does YieldStack operate?

Nationwide. YieldStack arranges commercial real estate financing nationwide. Every deal is business-purpose commercial financing, and the broker fee is paid only at closing.
