Most commercial mortgage quotes are the sum of a benchmark index plus the lender's spread. Fixed-rate loans typically price over the 5-year or 10-year Treasury, while floating-rate and bridge loans typically price over SOFR. If the 10-year Treasury is at 4.3% and your quote is 6.8%, the lender's spread is 250 basis points.

How current are the rates shown?

The dashboard pulls live market benchmark data, so the indices reflect current trading levels rather than a static table. Lender spreads move much more slowly than indices, which is why watching the index is the fastest way to understand rate moves between quote and close.
