DSCR Loans

How Do DSCR Loans Work for a Rental Property in Ogden, Utah?

A DSCR lender sizes an Ogden rental on rent over the full payment, taxes included. Weber County taxes a full-time tenant's home on 55% of value but not nightly rentals, and from 2027 a new owner must file by September 15, so rebuild the tax line instead of using the seller's bill.

Key takeaway: A DSCR loan on an Ogden rental is sized on rent divided by the full payment, taxes included. Rebuild the tax line on your own use: full-time tenants and a timely residential declaration hold Utah's 55% basis, nightly rentals run on 100%, and the loan should rest on today's leases, not rent growth.

The quick read: A DSCR loan on an Ogden rental is sized on the property's rent divided by the full monthly payment, and NerdWallet's DSCR guide (updated July 17, 2026) says that payment includes principal, interest, taxes, insurance and HOA dues, with lenders generally wanting a ratio of around 1.25 or higher. The Ogden-specific work is the tax line. Weber County taxes a home that is a full-time tenant's primary residence on 55% of market value, but says nightly and short-term rentals do not qualify, and the Utah State Tax Commission says that from January 1, 2027 a new owner must file to keep the exemption by September 15. So rebuild the tax line on your own use and filing, never on the seller's bill, and underwrite on lease rent rather than on rent growth.

Typical minimum DSCR (NerdWallet, updated Jul 17, 2026): around 1.25 or higher
Credit score (NerdWallet, updated Jul 17, 2026): at least 620
Down payment (NerdWallet, updated Jul 17, 2026): at least 20%
Reserves (NerdWallet, updated Jul 17, 2026): three to six months of mortgage payments
Utah residential exemption: 45% of market value, so the taxable share is 55%
Who qualifies: the owner-occupant or a full-time tenant, for at least 183 consecutive days
Nightly and short-term rentals in Weber County: do not qualify

How do DSCR loans work for a rental property in Ogden?

A DSCR loan on an Ogden rental qualifies the deal on the property's own cash flow, dividing monthly rent by the full monthly payment of principal, interest, taxes, insurance and any HOA dues, so the lender reads the leases, the appraisal and the tax classification more closely than your personal tax returns.

NerdWallet's guide gives the formula as monthly rental income divided by the monthly loan payment and works an example: $3,000 of rent against a $2,500 payment is a DSCR of 1.2. It lists a minimum loan amount of around $100,000, says most DSCR loans carry prepayment penalties, and says a DSCR loan can't be used to buy a fixer-upper or a primary residence. Run your own figures through the DSCR calculator before you ask for quotes, and see the glossary entry on DSCR for the ratio itself.

Occupancy is the gate. The CFPB's official interpretation of Regulation Z (comment 3(a)-4) says credit to buy or improve rental property that is not owner-occupied is deemed business purpose regardless of the number of units, and that an owner who expects to occupy the property for more than 14 days in the coming year cannot treat it as non-owner-occupied. Comment 3(a)-5 says acquisition credit for an owner-occupied rental is business purpose only if it has more than two units. If you will live in one side of a duplex, ask for a residential mortgage quote instead.

Which Ogden rentals fit a DSCR loan best?

Leased duplexes, triplexes and fourplexes in neighborhoods such as East Central Ogden, and long-term single-family rentals in Roy, Clearfield and South Ogden, fit a DSCR loan best, because each unit carries a lease a lender can read and each can hold Utah's 55% tax basis with a full-time tenant.

Sort the property before you shop it:

  • Older two-to-four-unit buildings in East Central Ogden. The classic DSCR case. Ask the seller for every lease and the rent roll, and expect the appraiser to check that the unit count matches what the city has on record.
  • Conversions in South Ogden. South Ogden is its own city, so confirm with South Ogden that the added unit is permitted. A lender will not count rent from a unit that was never approved.
  • Workforce rentals in Roy and Clearfield. Single-family and small multifamily product leased by the year, underwritten on lease or appraiser market rent.
  • Ogden Valley cabins and nightly rentals. A different case, covered below.

Our piece on which rent a DSCR lender uses covers the lease-versus-market-rent question. Use the lease that exists, not a projected increase.

Why does a seller's tax bill overstate or understate NOI on an Ogden rental?

A seller's tax bill reflects the seller's use and filing, not yours, so on an Ogden rental it can show the 55% exempt basis that you lose if you rent nightly or miss the filing deadline, or a 100% basis that falls once your full-time tenant is on record, and either error moves the DSCR.

The Utah State Tax Commission's primary residential exemption page defines a primary residence as a dwelling occupied as a primary domicile for at least 183 consecutive days in a calendar year by the owner-occupant or a full-time tenant. For a rental, it says the owner must submit an approved residential declaration signed by all owners, and the county assessor may ask for the current lease or the latest federal tax schedule showing rental income or loss.

The Weber County Assessor's residential exemption page applies the rule locally. It says the owner, a family member or a tenant may occupy the residence; that an owner of several residences in Utah receives the exemption on them only if they are the primary residence of a tenant; that nightly and short-term rentals do not qualify; and that vacation rentals, summer homes, recreational cabins and second homes do not qualify. It says an owner applying for a rental must submit a copy of the rental agreement.

Then there is the date. The Tax Commission page says that under section 59-2-103.5, as amended by 2026 Senate Bill 238, beginning January 1, 2027, any change in ownership interest requires Form TC-473A, filed with the County Board of Equalization on or before September 15. It says the exemption does not automatically transfer to a new owner, that late applications cannot be accepted, and that a property without a timely application may be taxed at 100% of market value for that year.

What does the DSCR math look like on an illustrative East Central Ogden duplex?

On an illustrative $420,000 East Central Ogden duplex leasing at $1,350 a side, a $294,000 loan at 7.25% produces a DSCR of about 1.17 with the exemption on file and about 1.11 without it, and the loan that rent supports at a 1.20 ratio drops by about $18,500.

Every figure below is an assumption chosen to show the mechanics, not a quote, an Ogden rent survey or the county's actual levy. The tax line assumes a combined rate of 0.80% of taxable value; replace it with the parcel's actual rate from its tax notice.

Line (our arithmetic, illustrative) Full-time tenants, exemption on file Exemption not in place
Line (our arithmetic, illustrative) Monthly rent, two units at $1,350 Full-time tenants, exemption on file $2,700.00 Exemption not in place $2,700.00
Line (our arithmetic, illustrative) Principal and interest, $294,000 at 7.25%, 30 years Full-time tenants, exemption on file $2,005.60 Exemption not in place $2,005.60
Line (our arithmetic, illustrative) Taxable share of $420,000 value Full-time tenants, exemption on file 55%, $231,000 Exemption not in place 100%, $420,000
Line (our arithmetic, illustrative) Monthly property tax at an assumed 0.80% Full-time tenants, exemption on file $154.00 Exemption not in place $280.00
Line (our arithmetic, illustrative) Monthly insurance, assumed Full-time tenants, exemption on file $150.00 Exemption not in place $150.00
Line (our arithmetic, illustrative) Total monthly payment Full-time tenants, exemption on file $2,309.60 Exemption not in place $2,435.60
Line (our arithmetic, illustrative) DSCR Full-time tenants, exemption on file 1.17 Exemption not in place 1.11
Line (our arithmetic, illustrative) Largest loan at a 1.20 DSCR Full-time tenants, exemption on file about $285,300 Exemption not in place about $266,800

The full tax line is 1.82 times the exempt one at the same rate (100% divided by 55%), and on this duplex that is $126 a month. The table also shows why rent growth should not carry the case: at a 1.20 lender minimum, the exempt column already needs a smaller loan than $294,000. Size the loan on today's leases, then let the lender's own minimum set the amount.

How should you underwrite an Ogden Valley rental with seasonal income?

Underwrite an Ogden Valley property with seasonal or nightly income as a separate case from an Ogden lease rental, because Weber County says nightly and short-term rentals do not qualify for the residential exemption, the Utah State Tax Commission says a property that loses the 45% exemption may be taxed at 100% of its market value, and the income a lender counts depends on its own method for seasonal revenue.

Two numbers change at once. The tax line rises to the full basis, and the rent in the ratio becomes booking revenue rather than a lease. Lenders differ on how they read that revenue: some use trailing twelve months of bookings, some use a projection from an appraiser, and some use long-term market rent only. Ask each one in writing before you compare quotes.

Then confirm the use. Short-term rentals are licensed by the jurisdiction that governs the parcel, and Ogden City, Ogden Valley and unincorporated Weber County each have their own process. A lender should not count income from a use the governing jurisdiction does not license, so get that answer before the nightly revenue reaches your model.

What does 2025 permit data say about Ogden-area rental supply?

Census Bureau permit data shows the Ogden metro permitted 90 buildings of five or more units in 2025, holding 1,656 units, against 1,746 single-unit buildings, so by our arithmetic the typical new apartment building averaged about 18 units, the small-format size range where DSCR and small-balance lenders compete.

The Census Bureau's Building Permits Survey annual file for the Ogden metro (CBSA 36260) also shows 13 two-unit buildings with 26 units and 45 three-and-four-unit buildings with 171 units in 2025.

For a DSCR borrower that has a practical meaning: new small multifamily is the comparison set for an older duplex or fourplex, both for the appraiser's market rent and for a tenant's choices. New supply is a reason to underwrite on current leases and a realistic vacancy allowance rather than on rent increases.

How do you get an Ogden DSCR loan placed with the right lender?

You get an Ogden DSCR loan placed by sending lenders one complete package, with every lease, the parcel's tax classification, your planned exemption filing and the entity documents, so each term sheet prices the same rental and the same tax line. YieldStack is an AI-native commercial mortgage brokerage that arranges financing for commercial real estate investors.

YieldStack's software matches the property against 20,000+ loan programs, and human brokers then structure the request, negotiate for the borrower and carry the loan toward closing. That matters here because lenders read a duplex rent roll, a converted unit and seasonal Ogden Valley revenue differently. Every credit decision is made by the lender; YieldStack arranges the introductions and negotiates on the borrower's side, and no loan, rate, or closing is guaranteed.

What to send:

  • Purchase contract or current loan statement, address and parcel number
  • Every lease and a current rent roll
  • The parcel's classification from its valuation or tax notice
  • Your plan for the residential declaration and, for a 2027 or later purchase, the TC-473A filing date
  • City rental license status for the jurisdiction that governs the parcel
  • LLC documents, and for a nightly property, twelve months of booking revenue

The Ogden market hub and the Utah market hub collect our local material; neither is a promise of any particular lender or term. When the package is ready, send the deal for review. It costs Zero upfront to submit a deal and review offers; YieldStack's broker fee is 0.50–1.00% of the loan amount and is paid only at closing.

The bottom line

A DSCR loan on an Ogden rental is sized on rent over the full payment, and the tax line is the Utah-specific swing. Keep full-time tenants, file the residential declaration and any TC-473A on time to hold the 55% basis, treat Ogden Valley nightly income as a separate case on the full basis, and size on today's leases.

Frequently Asked Questions

Is an Ogden long-term rental taxed on full market value?

No, not if each unit is a full-time tenant's primary residence for at least 183 consecutive days and the owner has filed the residential declaration. Weber County taxes those homes on 55% of fair market value. Nightly and short-term rentals, vacation rentals and second homes do not qualify and are taxed on the full value.

Can I use the seller's property tax bill to underwrite an Ogden rental?

No. The bill reflects the seller's use and filing. The Utah State Tax Commission says the exemption does not automatically transfer to a new owner, and from January 1, 2027 a new owner must file Form TC-473A by September 15. Rebuild the tax line on your own use and filing.

What DSCR do lenders want on an Ogden rental?

NerdWallet's DSCR guide (updated July 17, 2026) says lenders generally want around 1.25 or higher, with a credit score of at least 620, at least 20% down and three to six months of payments in reserve. Each lender's own sheet sets the actual minimum, so compare term sheets.

How do lenders treat an Ogden Valley nightly rental on a DSCR loan?

As a separate case. Weber County says nightly and short-term rentals do not qualify for the residential exemption, so the tax line uses full market value, and lenders differ on whether they count trailing bookings, a projection or long-term market rent. Confirm the use with the governing jurisdiction first.
